Nail on head! 

Trying to nail down those costs and locate those properties places that you've never been is going to be extremely hard.

Hey Richard, any luck nailing one down and making the acquisition? 

A realtor may work with you once you have one nailed down, but dont ask them to analyze the whole market and give you what each one will make. 

Adam nailed it.I like to find contractors who do not have the fancy office, the staff, the social media pages, the website, the nice business cards, etc.

It looks like an abandoned house, with paints falling off everywhere, broken glass window patched up with some wooden board, unpaired and crudely nailed in railings, etc.

It would go directly to my account and I would approve the purchase So I might not know down to the details all the nails, screws, bolts, etc… but I could at least look at the items and determine if it seemed reasonable for the job, or if they were trying to buying stuff for other jobs on my account

She was moving some more things pout so I approached her and tried to nail down a day when she would be completely out.

First I would nail down if you have to pay for their management and cleaning.

All it takes is 1 vendor to mention it at any of the inspections and your nailed.
