Three years ago, my parents started investing and their co-workers literally thought they were nuts.

I am a new investor looking to get your advice on my current situation:*Paying mortgage on my residence that has about $250k in equity *Not much cash on hand*Interested in BRRRR method or flipping*Targeting out of state because the Bay Area is nuts ;)1.

It's a classic "nuts and sluts" defense.

They could be afraid that you or one of the other tenants could be nuts and not show the true colors until after they move in.

Just because the tenant wants to pay and the landlord would love him to pay doesn't mean there is no risk of penalty, especially in this nanny state of Maryland or if the guy turns out to be a nut and he's tearing up the place or releasing roaches (Pacific Heights) and he's all paid up; you'd have a hard time getting him out.  

It's a bit nuts the way this market has jumped up.

Make sure your tenant process is evenly administered and enforced fairly.Reminds of the artsy tenant I had, besides being plain nuts she was a PITA!

Never heard of such a high fee, that's nuts just for EM, contract to closing........but, you have other issues if you aren't actually lending the funds you have verified, like getting into mortgage fraud.
