When I'm looking at businesses to purchase a quick analysis I use to determine if I want to dig deeper is to see if I will be able to pay myself a decent wage and pay the business off in 3-5 years (assuming you are getting a portion owner financed).

Rehab cost and time completion is not an issue however I find myself in the paralysis analysis mode in pulling the trigger on our first fix N flip because of my novice with the offer end.
