Warranty or Quit claim?

What do you suggest about filing insurance claims?

@Daniel Kramer I believe you can file a claim, even if you are still earning money at the second job.

Thankfully not my first home, but my wife and I have had 3 title issues and claims on the 12 flips we have done.Don't assume your property will appreciate.

So pretty much any tenant can claim hardship without actually having one. 

Unfortunately, if you do not think that you can re-rent the unit right now, your best bet might be to just take that half-month rent payment and deduct the remaining from the security deposit, or go after them in small claims court once the virus blows over.Best of luck!

As of now, the listing agent claims they all have never been late on rent and they are currently working.  

So when it does come time to send a notice to quit the tenants cannot claim to a judge that they misunderstood how this corona virus rent order was to be implemented. 

I worked on a title claim not too long age where an investor had gotten a great deal on a property with a $50k contract purchase price. 

We're at our wits end with what to do, except threaten to take him to small claims court.
