@Ellie Narie to layer onto @Carl Millsap's comments, you need to better understand the competition.  4 families still trade through comp sales, not as much financial returns. 

That is a good thing, because equity participation in the profits of a flip - which is a trade or business - would generate UBTI if the activity is conducted with any regularity. 

Any agent with any type of skill isn't going to be interested in doing it.

Talking with some of the RE agents I know, they tell me the market has been so hot that its flooded with agents now who have no skill or drive to do a lot of work because the houses have been nearly selling themselves.Again I'm speaking as your average guy just trying to buy a house.
