Since we are a hard money lender we have literature on this and can teach you the basics on how to be a private lender.Bottom line is we are in the growth phase of the real estate cycle, and we will continue to be in the growth phase for probably the next 3 years.

You can help her L/O it to someone else and keep the option money- LeGrand was teaching that in his ACTS course (I didn't take), Brian probably knows that one way better than me, but if you do a sandwich L/O (you lease option it from her, then lease option it out to someone else at higher numbers) there's just so much that can go wrong, I'm not a fan.

When the insurer discovers you now own the property, they will need to write a new policy.You could have avoided all of this by doing it the right way from the start, but nobody teaches investors this!

I am sure it has nothing to do with the looooong hours spent in a construction zone with not too much for them to do :-)   We really want to train them while they are young, teach them the benefits of investing so that they don't have to be in the "rat race".
