Does anyone know about North Carolina property management laws?

By trade, I am an Family Law Attorney; however, Real Estate is my main passion, so I made the switch about a year and half ago.  

Again, I am not in this for income, strictly for a good retirement and assets to leave the kids. 

Officials tend to like them and more seems to get done faster.If you come at officials with vinegar instead of honey they can make your life very difficult and use code and laws you didn't even know existed.

I'm wondering about a few things:- Should I buy out of state, so the markets and location and landlord laws are better,   or near where we live, to simplify the process so our first time goes more smoothly?

@Jennifer Dixon I have recently attended two brief seminars on the new tax law.

I would call the tenant and let them know it is strictly prohibited and if it is not taken down immediately I would file notice to vacate.

If laws change, if Airbnb dies, if you are just over STR... what would this property do as a LTR, what’s the potential resale value, what can you walk away with if you had to change your business model.
