I'd break even too just to have someone pay off the mortgage and us stay there every quarter. 

I am ready to make the big change and feel that I do have the knowledge, yet still maintain the openness to learn and grow; however, I am missing the connections.

I'd like to get one for giving a tenant 10 day notice of lease violation (like non-payment of rent or moving in an unauthorized tenant, etc) where the tenant can stay if they correct the problem within 10 days.  

And I'm not even talking about the logistics issues, having people on the ground, having knowledge of the laws.

They were not able to get the licenses in order to rent the others.If you already own the building, I would look at the longer term short term stay.

I am looking to build a network of knowledgeable people on this site. 

Unfortunately, we bought the home when the rates were at all time lows, so selling or refinancing are not at all ideal at this time (I have been living in the home, she never ended up moving in, I'd prefer to stay with or without her at this point).  

Many say to stay away from investing with friends or family members; i dont think inherently the relationship is the issue, so long as you've dotted i's and crossed t's well before it matters.
