Hello all, I understand most of the SDIRA rules, but came across a potential deal that I have a verbal offer/accept on at this point. 

If a little noise is acceptable, I will try to plan accordingly and do the louder stuff early on, and during the weekends.

I have learned several invaluable skills like marketing, sales, and the power of social media by being involved, but I'm not sure it's worth my time, especially still working full time with a toddler and plans for #2 soon.

If you have numbers, reason and ration behind your offer the only thing the seller can do is accept, counter, or decline.

Check out this website and google USDA loan maps for more info on which areas accept that loan.

When an agent is accepting an offer , the purchase price isn't the only thing you should be looking at.  

No need to tell them the exact reason why you aren't accepting them.

I recommend using a conventional loan or portfolio loan as lower credit scores are more accepted than typical FHA and investment loans.

A few years back when the majority of properties were bank owned they had issues with accepting offers from LLC's.
