The person from the planning department he spoke with did not know and simply told him "that's probably correct" and then initiated a required building and fire code inspection for the property because of "a fire in the last 10 years with no inspection".The building completely meets fire code and has all the proper smoke detectors and fire extinguishers with updated tags, so I am not worried.

If it is an older house, those were probably gas supply pipes for gas lights that would have been on the walls.

Here's my experience: accept the Section 8 applicant, inspector comes about a week after; he's required to fail you based on one minor infraction, such as a loose wall plate, missing fire extinguisher, smoke alarm without battery, etc.

D might be Detroit.For commercial hospitality (motel chain), i have done 2500/room, flooring and granite were owner supplied. scope was interior painting, r&r flooring, inst granite, change wallplates, install tv and brackets, minor electrical and minor plumbing. the budget is fine.

The reason that it works so well locally is because many investors seem to have the same assumptions as you that it can't be done and that I must be smoke and mirrors or something and they do not even try.

This all being said, I have no idea how to structure this...Fee: 10% of rents collected (market)Release: 1/3 of 1 month's rent (market seems to be 1/2, I live next-door not really a hassle)I am going to be taking care of his yard, but it's super small and connected to mine so I will maybe charge him $10-20 a month to offset my supplies/gasoline.
