I grew up north of San Francisco and it just seems to get more and more difficult to be a landlord. 

Plumbing is a different story and will vary with the plumbing set up and your skill level.

What they would do is give you 100% financing for the new property but they would want to see atleast 40%-50% equity in the other property or have you come up with some money down.

Common fees will include a set-up fee, a leasing fee for each turnover or a lease renewal fee, marking up maintenance, retaining late fees, and more.

If you want to set up one LLC I don't think that would be much different having a separate for each property.

If it is that much more expensive, maybe not but if its reasonably a little more, again in my opinion I think it's worth it. 

Hello , l am just starting to rent a property out to section 8 tenant , what are the things to do to minimize/prevent section 8/regular tenants from messing up the rented property .

One tenant is moving out, while the other is staying.I have a few questions as the lease wraps up:- How do you deal with the security deposit when one is staying and one is leaving?

You also must know your numbers and have a real deal.Other reasons may be that the deals presented do not make sense to the lender or you don't have a track record.
