Hi Carla, I've only added square footage on my personal residence but I also complete new construction build to rent homes in central Houston.

I like the position of Wes Moss from his books and podcast - more than 1 source of income (RE + something else), paid off primary residence, a pile of liquid cash or investment reserves (he suggests $500k+). 

Old apartments (maybe 1920s), some new infill, certain areas had major drug problems (check with Stockton Police on this, I just avoid area; I looked at apartments there but found that few had any parking for residents) Now there are new developments south of downtown near the airport (Hwy 99 side; east) and on I-5 side (west).

If it's A grade their is a good chance the tenant was so clean you can lease it with the exiting tenant still residing their.

My position would be to only allow the new resident if they meet your requirement but NEVER let the one moving out off of the lease until all of them are gone.

I want to convert my current residence into a SFR and look into buying a duplex to implement house hacking and reduce monthly expenditures while also getting into another property.
