An alternative would be for you to network with people in cheaper markets and build relationships so that they can act as your boots on the ground.Just remember no deal is better than a bad deal, so don't put any unnecessary pressure on yourself to do X amount of deals by a specific date.In regard to larger multifamily investing I personally like the approach of Grant Cardone.

I've only looked at a handful of properties (around the university), but exit options are more limited which puts additional pressure on the need to buy well.

Combined with peeps for have expiring 5 Years Arms, would come under tremendous pressure to sell with higher interest rates next year.Wouldn't this cause a correction in home prices, if that market was rational???
