I've had a few higher offers on our condo rentals in FL, mostly from pet owners who have a pet that is not allowed by the condo association...a bribe, I suppose ;) On one occasion, 2 applicants wanted the condo, the 2nd one offered more money, but I would only consider doing that if both had applied at the same time, as in @Tim Melia 's case.

With regards to allowing pets - we allow pets, but we charge extra security deposit on top of the original deposit.With regards to sound deadening - look into spray foam or packed insulation; I prefer spray foam.

The government has wasted tax dollars on pet political projects or lawsuits fighting the federal govt rather than provided affordable housing, fixing roads, caring for the forests (to avoid all the fires), dealing with CA dams to avoid flooding, etc etc etc.

Spaces that allow pets do better than those that don't because most American families have at least one pet.

On the contract I allowed pets inside the house for a fee and a security deposit of 450.

Address pets and what types of pets are allowed or not allowed, visitors etc.Make them aware of any HOA rules they need to abide by to keep you out of trouble.

So far one person has a emotional support dog and I don't allow pets and I know they are excempt and need a doctors note, but am I exempt from that rule since I'm living in the home and don't have any other rentals?
