@Nathan Milholin yea i realize my numbers are off somewhere i’m not even really sure where i did it while at work as soon as i was told about iti drove by it on my way home and it’s in a worse part of the neighborhood than i thought more of a C-/C, although the outside does look okay. so i’m starting to come to the conclusion that it’s not worth it, it seems like the rents are WAY off which leads me to believe the current owner is renting to probably D tenants and the inside is not in good shape

@Brian DavisAs a general rule you would want an LLC in the state where the property is located as it will need situs in that state to be able to act in court,As some state have very low outside liability protection on their LLC it is recommended to have these LLC owned by a holding LLC in a good asset protection state.

Some of these hang-ups were outside of our control, but If I had to do it over again….I would build a comprehensive plan immediately after we enter the due diligence phase that's visible to all partners (including lender, property manager, and attorneys on both sides) with each key activity with an assigned owner and deadline for each.
