However, managing multiple LLCs can mean higher costs and administrative work (separate bank accounts, annual filings, etc.).It depends on your risk tolerance and ability to stay organized.

You need to target recent or currently in bankruptcy, has liens on the prop,  just had a medical event, or is late on some payment 30-60=90 days late. 

BUT, If you do not plan on refinancing your loan in 1-5 years, then you could get better pricing on a DSCR loan.
