After realizing I could get the drain tile done quicker and cheaper than what PermaSeal offered, I switched companies.

@Osvaldo Benavides - we do have access to No-Credit check hard money; however, it's only offered in certain states. 

In terms of the investor side of things, I think I'm ready to start making some offers to do some wholesale deals.
