Im not sure its all FoxxCon. in my market, my own homes ARV Has risen dramatically, I purchased in December for $110K (needed $20K rehab) with ARV of $170K today I could list at $199K and possibly have it bid above that, supply is tight in many markets, and in my opinion we may be on the cusp of the Euphoria segment of the cycle hitting is in spring of next year, Projections I have read from WRA and Zillow show expected price appreciation in my market north of 9% by this time next year.

When you get into larger stuff clients expect you to have vast experience, a large network, and systems set up.In commercial as an agent starting out or whatever they label it in your specific state you typically join a firm that specializes in commercial sector like only multifamily, only retail,etc.

I would be expecting at least $4000 income from my investment if not $4500 (Gross rent that is).

This leaves me with a negative cash flow of $46 per month not including all of the other expected expenses.

Expect to show a PIF for whatever down payment and closing costs are too. 

The sad thing is the Baltimore City has advised landlords that they should expect to pay $40-$75 per inspection (wildly low). 

Does anyone have any other recommendations or resources for mini splits, or is this what I should expect? 

Do you have that 15k of repairs broken out by things that it actually needs, or are you estimating?

For example in San Francisco where an average 2 bedroom apartment can rent for $5,000, can it expect to see the rent go to $7,000 or $10,000 for that same apartment? 

Half inch plywood.It's nearly reasonable to assume that if the sliding glass door is broken, the entire frame is coming out.
