Growing Population and Infrastructure Development**: Mobile's population continues to grow steadily, driven by a mix of natural population growth and inward migration.

With our growing family and careers, the part of the plan we didn't act on, was acquiring a new investment property every few years.Currently the duplex is cash flowing about $1200 per month and it has approx $225k in equity. 

What subject to invokes is entrepreneurial risk; the thing all real estate investors live with in an attempt to grow our assets, and gain a financial “free” lifestyle.  

THE MISTAKE however is that most people think that it just means finding something that is easily seen at face value.. for example most think that it's as easy as seeing a 3BD/2BA listed at $200K where every other 3BD/2BA is $300K, so that's what they keep looking for... it's rarely ever that easy and if it was.. you whould have tons of competition if it even stayed on the market at all!

However, if there is no active license, you can go to zoning permit documents and check if they have ever recorded it being built as a triplex or converted into one. 

No-one has bought or sold another home and no-one has ever claimed an exclusion in the past. 

I was thinking that things will probably continue to appreciate and the area will continue to grow and was looking at the investment leaning towards more value increase overtime and not something that's a hardcore cash flowing investment.

If they ever squeak through our process, they are consistently riskier tenants in terms of default and damage. 

Can you please advise me if you ever found a great property manager in that area?

This violates the lease, but rent is paid on time each month, neighbors have not noticed anything unusual, and the tenants are hardly ever there so overall, they are good tenants to have.I am debating ending the lease due to the clear violation, OR adding the new employees to the lease for a fee with regular inspection to ensure only 3 people are staying in the unit.
