Anything involving money or an investment you need to meet them in person OR have someone you trust that is local do some research for you and meet them on your behalf.Spending a little money now can save you a ton down the road.It is very easy for scammers to prey on out of state investors much less out of the country.

It's too late for woulda shoulda coulda, but all of this should have available at closing, and the dollars involved should have been on the HUD.

The VA doesn't get involved in the loan approval process as that is handled entirely by the private lender.There is no down payment required as long as the price doesn't go above the appraised value.
