Usually it will always be cheaper to renovate existing than to bring in new or used homes unless it is burned down or destroyed by a tornado.I would consult with the manufactured housing organization of the state.

@Jared Burns There is not any requirement on where you get your HELOC from...though sometimes it makes sense to go to your first lien holder to originate your second lien.

If you find you are getting burned out because you are constantly up late AND up early the next morning, consider examining your overall efficiency.

With these upcoming projects I do intend to bid out to multiple vetted GC’s and wanted to turn to the BP community and to those who have experience that I do not in hopes furthering my education in real estate and protecting myself from unwanted dealings and outcomes.Is there any guidance or feedback you can provide?

Its insurance,  if you get stuck with out it, it burns, if you have it and don't use it...welp its there just in case.  

We had a 23 unit burn to the ground locally (cigarette butts thrown on mulch) so the Bldg Inspector required our 1960's era 6-plex to have a complete fire sprinkler system throughout per IRC2018.

Some have remote thermostats, others are on the valve.I bought an oil fired steam heated 4U that the owner claimed was burning $12k/yr.
