I have a LLC since it protects me from any lawsuits that could occur.  

But, that would only have to occur for 12 months to fulfill the FHA requirements. 

Apparently investor properties are subject to mandatory inspections.How often must they occur?

Keep in mind though, most damage occurs on move in and move out.
