You said you have a property your working on now, call that agent that helped you and use them as the area expert when it comes to determining value.  

I'm no expert here, and not trying to scold, but posting on a public forum about potentially illegal activity you engaged in seems like a bad idea.

I'd rather bleed slowly than bleed out all at once but maybe that logic is flawed.I've contacted a short sale expert in my area so I'll see what they recommend.

I'm certainly no expert and this is only my opinion.

In a few years when these types of engineers either become plentiful or become obsoleted by the next generation of experts (perhaps robots), AI salaries will decline.

But I am far from an expert on PA real estate but maybe you can get it under contract with inspection contingencies and get a contractor to give you a professional bid and an inspector to do a thorough walk-through to get a better sense of what you're dealing with.
