The government there has since changed their tune but, unfortunately it might be a bit late indeed.However, I suspect @Willie Cedillo might have bought a pre-construction property, that might only be delivered  in a few years so your conclusion wouldn’t apply.

Many OOS investors set themselves up for failure because they don't truly take the time to understand:1) The Class of the NEIGHBORHOOD they are buying in - which is relative to the overall area.2) The Class of the PROPERTY they are buying - which is relative to the overall area.3) The Class of the TENANT POOL the Neighborhood & Property will attract - which is relative to the overall area.4) The Class of the CONTRACTORS that will work on their Property, given the Neighborhood location - which is relative to the overall area.5) The Class of the PROPERTY MANAGEMENT COMPANIES (PMC) that will manage their Property, given the Neighborhood location and the Tenants it will attract - which is relative to the overall area.6) That a Class X NEIGHBORHOOD will have mostly Class X PROPERTIES, which will only attract Class X TENANTS, CONTRACTORS AND PMCs and deliver Class X RESULTS.7) That OOS property Class rankings are often different than the Class ranking of the local market they live.8) Class A is relatively easy to manage, can even be DIY remote managed from another state.

If her rent is delivered on time, regardless of who is writing the check, you're going to have a hard time making a case for nonpayment.  

I’m sure they do manage some properties well, and would still be far better than self-managing for many folks who want to completely outsource, but based on my research I would really suggest either looking into self managing with the help of the types of software available today (check the forum for posts on STR technology stack folks are using) or shopping around elsewhere for a manager that really delivers on the revenue management side.Best of luck!

For more than $1500 purchase, they can usually save you a good bit - depends on what you are buying - and for a nominal fee, get it delivered. 

Plus proof that you delivered the Pay or Quit (either registered mail or you will affirm under oath that you delivered it - check your particular statutes for how to do it).

I'd see if I could modify the lease scenario (hopefully it is MTM currently) or have it delivered to me vacant and made-ready.
