The thing is, I don't want to loose a month's rent and even though by law her actions will make her liable for damages (lost rent) and lawyer fees. 

I was trying to become an expert at wholesaling before I took action and ended up procrastinating for months.I wish you much success in your business.  

Instead, use them to motivate you to aggressive action.

Could anybody give me any advice on the action steps to get this on ball?

We are constantly  bombarded by requests to go here and there and get news cars and we are always fighting through that to stay on track of our goals.
