We've added a clause in  our lease that during unusually cold weather the tenants must leave at least one faucet dripping slowly at night (or when away) to avoid pipes bursting.  25 degrees may not seem "unusually cold" in many parts of the country but here in the south our water lines aren't sunk deep in the ground as they are in other parts of the country.   

In any event, a Hard Money Loan is still a high interest rate endeavor weather you have a 750 or a 550.

I would say to make sure and be very upfront with your broker interviewing as some are very resistant to you being involved in personal real estate investing.  

The reserves is so you have the cash to weather the realities of repairs or having access to cash to make it through.

Mountain roads are curvy and steep and severe weather can occur at any time.

I'm embarrassed to say but not ashamed I've been on house arrest for the last 9mnths for child supportI have it straightened out now with a clear head on the path I wanna take I just have to wait till the 24th to get rolling. one concern i have is, is weather against me i live in Wisconsin.

@Aliyah Conley When buying a foreclosure the path of least resistance is definitely to buy it cash especially if you will not be occupying the property.

And when they do- all the residents have some say- your association can’t force an insane assessment without significant resistance.  

I am not a fan of cold-calling and I more so want buyers who are in need of homes so I can show homes rather than try and get listings from people who are already resistant and don't really *want* to list with a professional.
