I found a sweet heart property for sale. 4 plex a few blocks from my house, across the street from the local college.

I'm talking with Datamark in New York and not getting the best warm fuzzy feeling yet.

Not for the faint of heart ti manage themselves. i recently helped a client purchase a JEWEL, that he will be out of for under 35k and will have aection 8 tenants beating him up to hand him their 3 bed vouchers. (1400 a month)....do the math.

@Jay Hinrichs: You're right, that is totally the competition, except I will say that with this particular owner, general contractors/rehabbers are a huge turn off for her, so my true advantage is the mom-with-heart-and-pure-motive standing :)@Joe Gore: there was a GC there right before me who broke the rehab costs down for her.

The warm color scheme we used on this house really came through beautifully.
