Hey All,Desk jockey by day and a combination fix and flip/ buy and hold investor by night; however, my goal is to become a full time investor.

It is also possible to start off with a regular Forward 1031 Exchange (sell SFRs first, buy multi-family later) and combine or end with a Reverse 1031 Exchange if not all of your SFRs have sold by the time you must acquire your replacement property. 

Combined with my own retirement funds in 401ks and IRAs, I should be in good shape. 

The combination of the forums and the podcasts have taken me from completely terrified to confident that I can be successful in REI. 

As real estate investors, we have a very unique set of needs and most companies and agents out there are limited in their ability to structure things properly and even offer the right coverage in many cases.One thing everyone needs to understand is that anything having to do with rental or any other form of passive/residual income, is considered a business exposure and absolutely needs to be separated from any of your "personal" activities.I've been in the insurance business for 11 years and as an independent agent prior to becoming a real estate investor, I made this mistake all the time because I simply did not know, and most don't. 

We all have our own unique talents, ideas, dialog, etc. to contribute, so we learn more from one another. 

Just being a military wife I have a unique understanding of certain types of bases.

A group of other Autistic adults, along with myself, are working out a program[ among others, it's more a holistic approach] where Autistics can create their artwork [jewelry, paintings, etc.] and our groups will be helping with the marketing, etc. so that people can make a sustainable income from their work.Including other, non[Autistic individuals would be awesome combined with your suggestion could prove to be no less than a miracle for tens or hundreds of thousands of "uniquely wired" individuals. 

That could require combining lots to build one house.There a lot to do and a lot to research as part of your due diligence before proceeding.Besides talking to the town officials, I'd also look at both the subdivision ordinance and the land development ordinances .Good luck.

From a rental perspective, these projects are about as ideal as they get, and I'm in a unique position of getting early dibs since I have insider connections, so I'll just be looking for funding.
