You should never have the bank call unless the payment is late or the insurance is not up to date.

Like I am debating to refinance this one property currently to have 20k in reserves but then debating if I should buy something turnkey to cash flow $500, though that refinance payment would go up.Just trying to see if should grind it out currently or refinance this one property that could get me another rental or try to use that on BRRR property. 

The 100k essentially becomes your down payment. 

As you already touched on, you won't have a down payment as a Veteran.

Include not only the mortgage payment but also taxes, insurance, property management fees (if applicable), maintenance costs, vacancy allowance, and any planned capital improvements.
