I have seen that too often where a company will give you the ultimate "best case scenario" as if you do use them, they now get a % of your rental income.I have a rental in Moab that has somewhat similar seasons to Estes (dead in Winter months, picking up in March-October) and I rent the heck out of my place and I pulled 200-210 days.The other possible issue is that higher end properties may not be in as much of a demand unless their is a discount in play due to the limited cash that travellers have.

Within 1 block of that house, there are FIVE houses that have people living in a travel trailer in the driveway.One of those houses has people living in two travel trailers in their driveway.
