By doing so I was able to eliminate the compound interest of a traditional mortgage and drastically pay down the loan in just a few short years.

Banks don't currently "love me" either,right now.They normally want two years of tax returns showing consistent income capable of making monthly mortgage payments without a problem.I just got started in this business and now can't finance a candy bar,let alone a traditional loan.

They tell me to go the traditional route and work under some company and build it the long way.

You won't be able to finance that traditionally, which leads you to the hard money side or friends... 

Is there a traditional or standard role for KPs in apartment investing? 

I have a PML I can refinance out of, but it requires another 20% down (I put 10% down for PML) to a traditional investment property loan.

Now in Maryland....I take the opposite view in that at least in the traditional sense of assigning a contract, that a licensed agent should never do this.

Not sure at all how they would handle traditional financing.
