Are there any industry pet peeves or unspoken rules of the trade?

As one example, if someone has the hussle and skills to pull off wholesaling successfully on a meaningful scale, I'm betting they could have been one hell of a broker if they went that route instead.

Otherwise, you can deduct the business portion of it.You're confusing the issue of passive losses with running "trade or business."

With the knowledge and skill I've gained being a landlord to a single family home. 

And it's just a trade off.

A nonperforming asset could trade at a very low CAP rate but once the NOI is increased the CAP rate will go up.

Don't wish for less problems, wish for more skills.

I'm just wondering what I should be looking for in a good trade for properties on Zillow or apartment investing.
