Just from renting rooms in your basement,   why is it so hard to find someone to fund the project, with those income numbers....

I also own (and rent out) a second property that has little equity but is in an area projected to appreciate by about 10% in the next year.

I was thinking this was a 2 year loan for a flip project .. but yes controlled draws for work being done on the project are a good thing

The credit card balance might be something he would want to tackle as the interest rate is 19% but again, if he pursues a property it's something he will have to consider as an opportunity cost.

So, at this point I'm concerned about the cost of having to finance my rentals and good lender to help me.Does anyone know of a good lender for my rental project and/or costs associated with financing my project?

Do you have the time to manage a rehab project or do you want something more passive?

I am tripping up on how to project the cost of expenses since the tenants will pay for a majority of the expenses.
