I am searching for different list services that can assist me in pulling lists for different types of properties.

I've searched the forums and it looks like we need help from a hard money lender that is familiar with these types of forms and help from our title company - is this correct?

It's not like a car radiator, where some of the coolant can evaporate out over time.The Trane system I had installed at my residence was really slick - the installer put a specified amount of Freon in it by hand, plugged an electric valve on his Freon bottle into the outside A/C unit, and pushed a "fill yourself up" button on the outside A/C unit. 

Cap rates are pretty low but with enough searching - especially in the 2-4 unit range - you can find a good deal. 

Pick up the phone and call managers, search the city on BP and read all the posts and  DM other investors there.

I believe the topic of finding private people for investing or partnering has been discussed many times, so I'd do some more searches on BP.
