You could have the right property that is almost everything it says it is under due diligence but it does not meet your personal investment objectives.

The biggest hurdle is getting the quantity of deals due to the hot market but I do have access to off market deals with my company that I can leverage with patience. 

You may get a good crew but they tend to follow the shiny object. 

However, try to keep on blinders when it comes to shiny object syndrome.

If your objective is to raise rent and you don't care about turnover give the tenants the required amount of notice-usually 30 days to pay the new rent or leave.If you want to keep the tenants, have a talk with them and see if there is a compromise in there someplace.
