At what point does it make sense to open an LLC or similar for this business?

I'm not saying that I wouldn't invest in another market and it's not that I haven't looked but I just haven't found that it made sense.

That option wouldn't make sense with $8k in closing costs added to the two refis.

prices now are almost at the same level than 2005 2006, lenders guidelines already started to be easier, a lot of people wants to flip a house like TV shows,  it is time to be intelligent and invest for cash flow, if the numbers make sense let's do it, if not leave the deal to others 

And don't buy at market rate (i.e. buy at a discount) so that your leverage isn't 100% of market value, but only purchase price, if that makes sense.
