If it is the commission to the agent for representation you are trying to save, perhaps think of a different model to make more money or reduce commissions.Hopefully, you got your money's worth out of RE school.

So I have a question my father has a church/building that is worth over a million dollars and haven't used the equity on the building and the banks are offering him money so basically he has access to more money I need your expertise on how we can capitalize on this opportunity.

Personally, I would not recommend any ARV-dependent strategy right now, and that's 100x more true for beginners--and anyone attempting an ARV-dependent strategy should definitely be very conservative with their financial models, and have multiple alternate exit strategies available, in case they fail to hit their ARV.
