At the end of the day, I find it better to be in a position where I can hold someone accountable for breaking my stuff than being a middle man between two tenants fighting over what one tenant did to another's stuff in the common area.This strategy is lucrative though, and I have seen many investors choose that method where I am based out of in San Diego.

Seems the dirty little trick and lazy method of debt collection is to report the credit bureau straightaway...I mean why not handle more accounts and collect on more accounts instead of wasting time picking up the phone, emailing, or otherwise tracking me down?

@Nick Ruggieri  I would start with working on your credit, as that should solve both the "getting a mortgage issue + the rehab issue". 

So my question, Is it worth getting your real estate license here in Texas if you plan on doing the BRRRR method and fix and flip?

Has anyone had any success with using the BRRRR method in Birmingham?  

I feel like I am missing something here... how can I have so much equity and not be able to access it when this is supposedly *the* method?
