We'd be happy to continue this model, but the new x-factor is my aging parents will soon no longer be mentally capable of signing legal docs.  

I never liked that author, I think it's the CA mentality and a summary of his book is very far from what I believe in or simply because I have a hard time one can make enough on rentals without spending enough time, money, or leverage.

The point is we all have different perspectives and it's not always which is "better" or "I'm right, you're wrong mentality".

Ben Leybovich talks about this a lot and at first I thought 'yeah right' but he is totally right. if you cannot be cashflow positive while financing 100% of the purchase/rehab then it is not a 'deal' it may work for you but it is not a 'deal' BRRRR takes this into account as well and I love the mentality.

It seems like you are expecting struggles to come your way and maybe for good reason, just be careful not to confuse a victim mentality with lack of hustle. 

Kind of a "pay it forward" mentality which makes me believe it's genuine.

My mental checklist is to figure out what it is they need to get where they are going.
