I apologize for the delay in the reporting as honestly, I have been catching up on many neglected things since.After putting the house on the market and selling it in a week after a short bidding war between several buyer the house is gone on to its new owners as of the end of April and we made about a 9% profit. 

Honestly Kevin,If it needs that amount of work and he won't take any less than $40,000 than you ultimately don't have a deal.

After doing that little exercise, honestly assess how long you plan on keeping that property.  5 years?

But honestly, I would probably look elsewhere.
