Furnishing will be determined by how nice of furniture you want to use. 

Renting the lot might be your best option, and to be honest less hassle as well!

I'm getting started in the real estate investing world and am almost ready to buy my first rental.I’m debating between two different investment strategies and would love to hear advice from experienced investors here.Would you a) buy a two unit and house hack with 5% down (all cash in around 40k) in an appreciating area with a little bit of cash flow every month or b) start BRRRR strategy right away out-of-state in a C neighborhood.And a third option, if you have the ability to do both concurrently, which one would you start with first?

They are considering their options, looking at the market, probably starting to realize market rents. 

I'd prefer a option for skip trace with a DNC scrubbing already completed, but the extra 10 minutes  of file prepping is not too bad.Rich & Jill

There are better options. $3,000.00 is lower than I have heard people say they have paid. $8,800 to 11,000.00 is more realistic because like most guru's they hold back key components unless you pay more for them. 

You will then have a few options with that rent money....you can put it into principal or you can start saving it to purchase yet another property.
