You can offer to pay them, but a lot of contractors I know are busy and wouldn't want to waste time looking and bidding on a project they will stand no chance of getting.

I get it that you might feel some people deserve a chance, I just would not want to waste the time.

I had the idea of trying to save money and keep the flooring in the kitchen and then I was gonna do other flooring in the the rest of the house, but then I would have 3 different types of flooring...so initially we didn't demo the floor but  then decided to replace it all so we wasted some time and efficiency here.  

She has not received any documentation to that effect but received a letter from an attorney offering his services to help her through the foreclosure.

Or can we get a heloc now and have it not effect refi ing the house later for more inversting?

Your most effective path may be to find an experienced wholesaler and partner up with her.
