Engineered out Flood Plain with Ample detention for a 6 Unit Brick Townhome project. ( 3- 2 unit Townhomes).

There is room for small bedroom or a bathroom addition.

My wife and I(no kids) are currently renting a place a 2 bedroom condo with 2 underground parking for $1430 and I recently I have been thinking of buying a house cause I want to get things rollings a bit.

Current rent would be about $2500 a month for 4 bedroom..

.- 1 three bedroom single family home, currently occupied by the maintenance man who is on a 1099 and gets $1200/month in addition to the housing.- 1 office with an attached apartment.

. - tanent pays all utilities - low maintenance property cons:- number of bedrooms dosen't match with city records,  city shows one less bedroom and 1 more bathroom, might be issue in conventional mortgage ?

Some potential problems in my opinion:- 2 tenants on the lease which complicates the agreement- May have overnight guests whom I would not want to stay- May sub-lease the extra bedroom to people who I do not approve of- If only one moves out, I cannot rent the whole house to a family.

@Jaysen Medhurst Maybe I need to change my mindset a little on how much I can find a single family home for.I’ll have to see what is available, my biggest concern I think is the houses around here going for under $100k or even under $150k I’m not sure rent for much more than the single bedroom condos.
