It appears all these shacks - particularly the ones on the lake - have already been renovated and updated for full time living = 3+ bedrooms.

Smaller house, 1 car garage, semi updated, needs new windows, ac unit, carpet upstairs id put wood that matches the downstairs.

I am looking at a deal just north of Houston that is 2 4-plexs on 1 lot, and I wanted to double check on cap ex and maintainence numbers.All city utilities, flat roofs, built in 1966, updates have been done, some new ac’s.

It changes my numbers significantly but I'm sure most of you can make all the updates quickly off what I provided above.
