The primary difference this time around was the complete lack of lending standards that led to the inability of banks to decipher (or caring to decipher) between high quailty mortgage loans and junk loans.If yields start to go up and hedge funds/investors begin selling homes in order to chase the yields on corporate/govt bonds, then prices would fall based on supply and demand theory.

The parking lot needs to be recoated and stripped and the outside skin and exterior signs need to be redone to attract quality corporate tenants.

It does not apply and if there is any concern of power, the closing/title agent should ask for a corporate resolution to effect the sale.If you are selling the LLC, then the OA is relevant.

Too high for most investors but I recently sold a rental (in worse overall shape than this property) to a national buyer at about 92% ARV so I would have pitched to them as a buy and hold or appreciation play.I have also been talking to a few passive corporate guys with self directed IRA's who I planned to pitch it to as a buy and hold as well.I planned to tack $1500 or $2000 as a finders fee in those situations.
