I'm based out of NE but the problem is that class C properties have been trading at sub 6.5% cap and north of $65,000/door which is insane. 

No pressure.Limiting the schedule so there's only one trade working onsite per day.Not all supply vendors are open at the moment here, so it's gonna slow down, but I'm comfortable chalking that up to the cost of business and doing what I think is the right thing.

Therefore, I am well read, great communication skills, and able to write well.

Add in a continuing lack of skilled labor and I don’t see construction costs dropping. 

I think at your age, you can do a lot in real estate between now and when you need to/want to retire, but again it all comes with trade offs. 

Im in the top 1% of agents nation wide, and I honestly have zero chance of converting a Zillow lead to a sale, because it is a skill set I simply dont have. 

Raising capital is all about relationships and it is a skill that can be learned.

But that's like trading vs investing.

last thing you need is your sub trades all going home and putting more pressure on those trying to pay rent..

If you can't get cooperation with your current trade you will have to replace them and be more diligent with the new one.
