In Washington County, Maryland, if my Lease Contract says all charges owed are considered rent, if my tenant paid their base rent but not maintenance fees and water bills owed, can i file against the tenant for failure to pay rent?

@Rick Albert That is a great idea, the problem I am having in CA is that the lenders I’ve spoken with have told me I don’t qualify for a necessary loan amount based on my income, even if I were to do a house hack.

I was recently informed that there are portfolio lenders that don't do a credit check, don't require an appraisal (possibly BPO), or tax returns, etc and are truly asset based.
