So far it's been resolved besides my financial loss which I hope to resolve by her submitting and E&O claim to her professional liability carrier.I'm not screaming - just wanting to emphasize to anyone else that they never back themselves in a corner - I was always afraid this could potentially happen - you can never 100% predict human nature no matter how hard you try.

@Vivan Bhalla No one can predict or control job loss, so no one at fault there.The only fault I see is the PMC NOT proactively alerting you that tenant missed a payment and then letting you know what they were doing about it.The apparent easy thing to do is fire this PMC and find a new one.

I would say for me the interest rates, the recession that's coming will drive people to sale and I predict a lot of foreclosures with decreased interest rates.
