So far it's been resolved besides my financial loss which I hope to resolve by her submitting and E&O claim to her professional liability carrier.I'm not screaming - just wanting to emphasize to anyone else that they never back themselves in a corner - I was always afraid this could potentially happen - you can never 100% predict human nature no matter how hard you try. 

We will see cycles, but they will look different and they are impossible to predict.

It remains to be seen whether the predicted wave of multifamily defaults comes to pass, but with DSCR's in the low 1.00's you can be sure the capital involved in these deals is "training 7 days a week" and headed toward burnout.⚠️ If you want to be a landlord, don't overextend yourself chasing the 6-pack abs of real estate investing. 

@Vivan Bhalla No one can predict or control job loss, so no one at fault there.The only fault I see is the PMC NOT proactively alerting you that tenant missed a payment and then letting you know what they were doing about it.The apparent easy thing to do is fire this PMC and find a new one.

Your job is to estimate how much life is left in each element, thereby predicting when it will need to be replaced or have major maintenance.

You’ll never be able to predict/control your expenses.As @Theresa Harris pointed out, your tenants will have no reason to conserve if they’re not paying the bills.

Obviously, you are predicting that the home market will increase, and you would like to lock in the price of that home today? 

Going from predictable income to feast or famine and pacing/budgeting expenditures regardless of how much was in my bank account was an adjustment.

When we obsess over predicting the future, all we’re really doing is procrastinating progress.

I would say for me the interest rates, the recession that's coming will drive people to sale and I predict a lot of foreclosures with decreased interest rates.
