Almost gave me a heart attack too.

It's a very low acquisition cost (less than 50k) for an almost 5,000 sqft single story commercial building in the heart of downtown of a small town.

I was sent an off-market deal from a real estate agent and it is in the heart of Telsa "row". 

It is in the heart of South Tampa, Florida.. so it's in a great area in close proximity to everything here. 

I am not 100% sure but I don't know how you can represent a buyer(have their best interest at heart) yet "wholesale" the property to them to make $$ on both sides. 

From the numbers so far, I’ll be holding on and I’ll keep your advise close to heart towards another project I have.

And don’t get me wrong with greater size comes more rehab, more upkeep or maintenance costs and we sure as heck also appreciate great 1800 sqft brick Tutors or Colonial deals in the heart of some of the better zip codes like 48224, 48227, 48219, 48234 etc etc...

If they complain about prying eyes (or call you a fascist lol), tell them they're free to reside elsewhere.Also, I'd tell you in a heart beat that they were the best tenants ever if it meant getting a headache out of my life. 

And for some, not maximizing rents and income is what they feel is good for many reasons (less work, goodness of their heart, they simply don't care about maximizing profits, etc).
