If you are in City limits, almost all cities will have their zoning maps available online. 

Different laws and of course everyone has to do their due diligence on what is and isn't allowed.

i use that one, and @ameliajorei (on ig) used to sell a 'tenant welcome packet' that i use too, i'm not seeing it on her linktree but i'm sure she still has it for sale somewhere online.

Of course you can refi, but you wont be able to do a full cash our with rent covering your mortgage so you can keep rolling the funds to next project.
